Terms and Conditions for "vacationhomes24h.com", Vacation Rentals  in Cape Coral, Florida, USA

We are delighted to have you as our guests! Please take a moment to read the following Terms and Conditions agreement.  In placing a deposit to reserve any home with "vacationhome24.com", either by phone or online, you (the Guest) is agreeing to all of these terms, conditions and policies. 

Security Deposit and Damages:

The Guest is responsible for any damage, loss, or breakage within the home or on the property above and beyond normal “wear and tear”, as well as the cost of excess cleaning, including the excess cleaning and draining of a hot tub. A refundable security deposit and an active credit card are required to book your reservation. The security deposit will be returned to you upon Check-out if all is left in accordance with this agreement.  Any damages, excess cleaning, etc. to the home or property that exceed the amount of the security deposit, will be charged to your credit card provided. You are responsible for updating any changes to expiring credit cards.

What are the customary charges with your agency?

Rate: Weekly rental rate (biweekly and monthly rates may differ). Clean Fee: One-time charge for professional departure cleaning, unless otherwise stated. Security Deposit: Held in escrow. Refunded in 10 business days after departure. This is a refundable deposit from which will be deducted any phone bills, cost of any damage caused, and the cost of cleaning over and above pre-set clean fee if necessary and cost of electricity if you used more than your allowance. 0.18 cent per kw/hHomes without pre-set clean fees will have cleaning deducted at the rate of $150.00 and up.

PLEASE NOTE, WE HAVE TO CHARGE A $ 25.00 CLEANING FOR THE GRILL IF NECESSARY.

Payments;

The reservation fee must be paid 60 days (8 weeks) prior to your arrival date, and will be automatically charged to your credit card (PayPal). Cheques are not accepted.

Payment is accepted by PayPal with Mastercard, Visa and Discover Card. Also we accepted a personal referral from the customer within 7 days of booking.

Cancellations:

A 30 day notice is required for cancellations, and all cancellations result in a 15% cancellation fee.  Cancellations MUST be made 30 days prior to your arrival date to ensure a full refund of the reservation fee.  For cancellations made less than 30 days before the arrival date, the payment is not refundable. (If the property is not re-rented, rental deposits to date are retained and any remaining rental balance is due and payable). Cleaning fees and security deposit only are returned in full. Refunds will not be given for early departures. 

Check in and Check Out:

Check-in is 3:00 pm.  Check-out is at 11:00 am.

We take pride in having our homes cleaned thoroughly between visits. No early check- in’s please without prior consent.  Late check-outs of more than 15 minutes (unless previously arranged) will incur a rate of $20 per hour billed to your credit card.

Occupancy:

The Guest agrees to limit the number of occupants to the maximum occupancy of the specified property.  Should you exceed this number, you may be asked to vacate the home without a refund. Please inform us of any visitors you may be having.  Homes may not be sublet. The Guest must be 25 years or older to book a reservation. No Bachelor or Bachelorette parties, or other large parties, are permitted.

Absolutely no smoking in the home or on the property, unless it is stated otherwise in the property description!!!

Evidence of smoking will result in the appropriate charges to pay for sanitizing, de-odorizing, and cleaning the effected areas. These charges will be automatically withheld from the security deposit. 

Pets:

Absolutely NO PETS are allowed in the home or on the property without prior approval.  If you are staying in a PET FRIENDLY home, and your pet has been approved, you agree to the following guidelines:

• Pets are NOT ALLOWED on the furniture or the beds.

• Pets must not be left alone in the home unless in a crate or a porter.

• The Guest is responsible for cleaning up all pet refuse.  In the event that our    housekeeping staff does this after you leave, you will be billed at the rate of $50 per hour with a one hour minimum.  This will be charged to your credit card provided.

Respecting your Neighbors:

Our vacation homes are located in Bend’s most desirable neighborhoods where many of us call home.  Please be respectful of your neighbors and keep your noise levels to an appropriate level.  Please wind down outside activities by 9 pm.  Park only in the designated parking spot, or directly in front of your home or in the garage.  Be conscientious of other’s privacy when asking for directions or recommendations.

Home Supplies and Housekeeping:

Your vacation home is supplied with clean linens, towels, toilet paper, paper towel, tissues, hand soap, body wash, hair dryers, and environmentally friendly cleaning supplies.  There are washers and dryers in each home for your use, an iron and ironing board, and fully equipped kitchens including spices and plenty of dinnerware, flatware, cookware, etc.

Help us to “stay green” by using the provided recycling bins. There is one for “co-mingled” items such as paper, paperboard (cereal boxes, etc.) cardboard, aluminum, tin cans,  and plastic.  There is a separate container for all glass.  Please rinse out your containers.  Bluebird Day offers full service garbage removal. We will come and put out the trashcans on the appropriate day. If you wish to not be disturbed, please put the trash cans out on the curb on the day of pick-up. This is clearly marked near the trash bins.

Full housekeeping service is available during your stay for an additional fee. Please inquire before your arrival to ensure availability of our cleaning staff.  

Check Out Procedure:

Please place all dirty dishes in the dishwasher and start a load of dishes. 
Please start a load of towels in the washing machine.

Turn the thermostat to 55 degrees in the winter, and 75 degrees in the summer.

Check that all doors and windows are locked and return the keys to the lockbox.

Lost and Found:

"vacationhome24.com" nor the home owners are responsible for any personal items left in the home or on the property, including items lost or stolen.

Unclaimed items will be held for you for 30 days.  After 30 days, all left items are donated to the Bend Humane Society Thrift Shop.

We will be happy to ship retrieved items to you via COD for a $20 fee.

Release of Liability:

"vacationhome24.com" the  Staff, and the Home Owners are in no way responsible for bodily harm or injuries that may occur while you are in the home or on the property.

"vacationhome24.com", the Staff, and the Home Owners are in no way responsible for bodily harm or injuries that may occur in or near the Hot Tub. The Guest agrees to use of the Hot Tub at your own Risk.

"vacationhome24.com", the staff, and the owners of the home are in no way responsible for bodily harm or injuries that may occur while using the bicycles. The Guest agrees to use the bicycles at your own risk. You are responsible for wearing your own helmets.

Violation of any federal, state or county laws as well as policies stated in this agreement are grounds for immediate eviction without refund. 

When you send an email to "vacationhome24.com" or visit the web site, you are communicating with us electronically. You are consenting to receive communication from us in return, electronically. You agree that all agreements, notices, disclosure, and other communications that "vacationhome24.com" provides to you electronically satisfy any legal requirement that such communication be in writing.
